Even with the new relaxed planning regulations you’re likely to require Planning Permission for your large home improvement projects; Almost certainly you will need Building Regulations approval.
To submit the most basic Planning Application you will be required to provide the following :
- Completed application forms
- A ‘Design and Access Statement’ where required
- A ‘Scaled Site Location Plan’
- A detailed set of existing and proposed floor and elevation plans
- Detailed construction specifications and plans

Here’s what happens :
Stage 1 – Survey
A site visit can be arranged, at your convenience, to discuss the project and give advise on the planning permission process.

Stage 2 – Design
If you the decide to go ahead, we’ll arrange a date to measure your property. During this visit we will discuss your ideas and vision for the project. Within 14 days we will have produced an initial set of drawings, based on your ideas, for you to review and agree. Once you’re happy, we are then ready to complete the final plans.
- We ask for a Deposit of £200 at this stage
Stage 3 – Submission
The agreed set of planning application drawings and required paperwork will be submitted to the planning and building authorities. We will then monitor the progress of the application and make any further amendments deemed necessary by the Local Authority to attain a successful application.
At this stage we ask you to please settle the remainder of the fee, typically, but can vary depending on project size :
Single storey extension / Conservatory / Loft Conversions / Remodelling: Deposit + 400
- Typical Total cost: £600
Double storey extension : Deposit + £600
- Typical Total cost: £800
New or Multiple structures :
- Total cost: Price varies depending on project scope (please call).
If Steel Calculations are required, this incurs an additional fee of £50.
NB: Local Authorities do impose an application fee (Planning: c£166 and Building control: c£450; Cardiff County Council). These fees are not included in our pricing and do vary depending on the project size. For more information, give us a call.
Stage 4 – Project completion
Hopefully your application has been successful and we would wish you good luck with the build. If not, we can help with a re-submission too.
